Modular Vs. Manufactured

We get a lot of questions asking about the difference between modular and manufactured homes. The short answer is that manufactured homes are built to a federal code and modular homes are built to the local building code. What does this mean to the home owner/investor?

If you build a manufactured home you have to identify that fact when you sell, there is a spot on the contract that is specifically for manufactured homes. Why does this matter? When a potential buyer looks for financing there are less options available, although more are coming online every month.

If you build a modular home, it's constructed the same as a site built structure and therefore has no issues when it comes to the resale. Banks and lenders treat it as a regular home. Selaro.com
